Home Appraisal Tips for Sellers

What’s Next? Navigating Your Home Appraisal with Alicia Shorrow!

You’ve accepted an offer, the contract is signed, and you’re ready to celebrate. However, before you start packing those boxes, there’s one major milestone left on the home-selling roller coaster: the home appraisal.

If the word “appraisal” makes you sweat a little, don’t worry! That’s completely normal. As your trusted guide at Keys with Alicia, my job is to make sure you step into this phase feeling confident, prepared, and totally stress-free.

To help you prepare, let’s break down everything you need to know about the appraisal process from the seller’s side, including how I’ll be right by your side to protect your home’s value!

What Is a Home Appraisal (and Why Does It Matter)?

Simply put, a home appraisal is an unbiased estimate of your home’s fair market value. It is conducted by a licensed, independent professional called an appraiser.

Because most buyers finance their purchase through a mortgage, lenders require an appraisal to ensure the home is actually worth the agreed purchase price. In other words, lenders want to make sure the property serves as solid collateral for the loan if something unexpected happens.

What the Appraiser Focuses On What Doesn’t Factor Into Home Value
Location & Neighborhood Daily unmade beds or dirty dishes
Square Footage & Layout Staged furniture vs. your personal taste
Overall Condition & Major Upgrades Temporary clutter in living areas
Recent Sales of Similar Homes (Comps) Portable electronics or removable rugs

What Happens During the Appraiser’s Visit?

The appraiser will visit your home for about 30 to 60 minutes. During this time, they’ll walk through the interior and exterior, take photos, measure rooms, and inspect structural elements.

They aren’t doing a deep-dive home inspection—so they won’t be crawling through your vents—instead, they focus on obvious damage, health hazards, or unfinished projects. Meanwhile, they gather data on your home’s overall condition. Once the visit is complete, the appraiser compares your property to similar homes recently sold in your area to calculate the final valuation.

How I Help You Win the Appraisal Game

Fortunately, you don’t have to navigate this process alone! As your listing agent, I take an active role in making sure the appraiser sees your home’s full potential.

1.Create an Appraisal Package: Preparation before the visit.

Before the appraiser even steps foot on your driveway, I compile a detailed portfolio. This includes a list of all your recent upgrades, the age of major systems (roof, HVAC, water heater), and the most accurate comparable sales supporting your contract price.

2.Meet the Appraiser in Person: On-site advocacy.

I show up to the appointment directly! First, I hand over our appraisal package. Next, I highlight non-obvious improvements you’ve made and answer any questions regarding local market demand.

3.Navigate the Results: Post-valuation strategy.

If the appraisal meets or exceeds the purchase price, we move toward closing! On the other hand, if it comes in low, I put on my advocate hat to negotiate, contest the valuation with hard evidence, or find a strategy that keeps your sale moving forward.

Quick Checklist: How You Can Prepare

In addition to the work I do behind the scenes, here are a few simple things you can do to give your home an extra boost on appraisal day:

  • Boost Curb Appeal: Mow the lawn, trim bushes, and clean up the entryway so the first impression is top-notch.

  • Tidy Up Access Points: Clear paths to the attic, basement, electrical panel, and water heater so that the appraiser can access them without hassle.

  • Fix Minor Irritants: Touch up scuffed paint, fix leaky faucets, and secure loose handrails. After all, small flaws can subtly affect the perception of overall maintenance.

  • Secure Your Pets: Keep pets safely crated or take them out for a walk during the appointment to ensure a smooth walkthrough.

Ready to Hand Over the Keys?

The appraisal is simply one structured step on the path to a successful sale. With proper preparation and the right strategy on your side, we can cross this finish line with total confidence!
